As Nigeria’s real estate industry expands, growing concerns over the rising arrest, detention, and prosecution of property agents have prompted a national effort to educate industry stakeholders on legal safeguards and criminal liability.
To address these vulnerabilities, Prince Joel, Legal Entrepreneur, Author, and Founder of Prince Joel Real Estate Academy Ltd, has announced a nationwide seminar series themed ‘Realtors In The Cell’.
The multi-city initiative will take place across major commercial and regional hubs, beginning in Asaba on September 28, 2026, followed by Port Harcourt on October 16, Owerri on October 30, Lagos on November 6, and concluding in Abuja on November 20, 2026.
The seminar will focus on property transactions, contracts, and criminal liability under the Administration of Criminal Justice Act (ACJA) 2015. It aims to bridge the critical knowledge gap that often leaves real estate professionals exposed to police and Economic and Financial Crimes Commission (EFCC) investigations.
Joel noted that while the real estate sector remains one of the country’s most vibrant economic drivers, rapid growth has been accompanied by heightened legal and operational risks.
‘On a daily basis, realtors are being invited, detained, and charged by the Police, EFCC, and other enforcement agencies over property transactions gone wrong,’ Joel said.
‘We are leading these conversations to equip professionals with the legal knowledge required to protect their businesses, avoid fraud allegations, and stay out of custody.’
Industry findings indicate that agents routinely face legal action due to a range of transactional failures, including:
Inability to deliver allocated plots following payment, marketing or selling land without verified title documentation, double allocations, Omo Onile interference, and land-grabbing conflicts, allegations of breach of trust or criminal conversion of client funds, inadequate contract agreements, fake receipts, or forged Certificates of Occupancy (C of O) and exposure to conspiracy and fraud accusations under statutory law.
The upcoming seminar will outline practical steps for navigating suspect transactions, clarifying realtors’ liabilities under Sections 419, 97, and 390 of the Criminal Code. Participants will receive guidance on structuring secure deals-from Offer Letters to obtaining Governor’s Consent-spotting red flags, and understanding fundamental rights during police interactions under the ACJA 2015 framework.
Sessions in each city will feature contributions from legal practitioners, property developers, real estate investors, and representatives from the legal department of the Nigeria Police Force.
Targeted participants include real estate marketers, property developers, investors, lawyers, estate surveyors, mortgage bankers, and general buyers within the Nigerian property market.
Prince Joel, who hosts national radio broadcasts including Law and Property and Immigration Clinic, emphasised that the sessions will translate complex legal frameworks into actionable insights to help professionals protect their investments and market reputations.
