The new routes of Philippine property

A Cebu developer has secured sites in Pasig and Cavite. In Tarlac, an industrial estate is being built as a long-term base for manufacturing and logistics. Along the Batangas coast, residential development is combining resort living with environmental standards, while a company rooted in Mindanao is operating across housing, hospitality, agri-residential communities, and industry.

For years, much of the national property story was framed through companies from Metro Manila expanding into the rest of the country. That movement continues, but it is no longer the only one shaping the market. Regional businesses are crossing into the capital, provincial cities are generating their own development models, and industrial estates are beginning to resemble urban districts.

Winners across 46 categories were announced at the 14th PropertyGuru Philippines Property Awards gala in Manila on 20 August 2026. They reflect this more complicated geography. Their projects stretch from Cebu and Davao to Batangas, Tarlac, and Quezon City, while their businesses range from national housing companies to developers whose strength comes from knowing one region particularly well.

Cebu Landmasters, Inc. (CLI) provides one of the clearest reversals. After establishing its presence across the Visayas and Mindanao, the company is expanding into Pasig and Cavite. It was named Best Developer for the second time, as well as Best Developer (Visayas), Best Developer (Mindanao), and Best Housing Developer. The judges cited record reservation sales, a residential sell-out rate of 91%, and more than 20,000 homes delivered.

Casa Mira South, Base Line Center, Velmiro Uptown CDO, and Davao Global Township show the range of markets behind that growth. Radisson RED Cebu Mandaue, winner of Best Next Gen Hotel Development, extends that diversification into hospitality through a hotel built around bold design and social spaces at Astra Centre.

In Central Luzon, Aboitiz Economic Estates and Aboitiz Land are pursuing growth at the district level rather than at the level of individual buildings. They jointly received Best Developer (Luzon), while Aboitiz Economic Estates also won Best Industrial Developer and Best Sustainable Commercial Developer. Renewable energy, resource efficiency, and long-term infrastructure planning sit alongside the work of attracting companies, investment, and employment.

TARI Estate, the Best Industrial Estate Development, uses its Tarlac location and transport connections to create a base for manufacturing and logistics. At LIMA Estate in Batangas, the industrial park has already begun to take on the functions of a city.

Biz Hub, named Best Completed Mixed Use Development, brings offices, schools, hotels, shops, and sustainable transport into the estate. The factory gate no longer marks the boundary of the development: people can work, study, shop and spend their leisure time within the same district. Aboitiz Land’s Ajoya Cabanatuan brings the group’s approach to housing through Filipino-inspired homes and generous green space.

The coastline has produced another route to growth. Landco Pacific Corporation won Best Lifestyle Boutique Developer, Best Sustainable Residential Developer, and Best Luxury Developer for destinations including The Spinnaker, The Residences at Terrazas de Punta Fuego, and The Nautilus.

Its proposition begins with proximity to the sea but depends on the places built around it. Resort amenities, environmental standards, and architecture responsive to the coast turn the landscape into part of the residential experience rather than a view sold separately.

Damosa Land, Inc. has remained closely identified with Mindanao while moving between property sectors. Named Best Boutique Developer, its portfolio spans hospitality, housing, offices, agri-residential development, and industrial estates. TRYP by Wyndham Samal, Kahi Estates, Agriya Gardens, Bridgeport Park, Damosa IT Park, and Anflo Industrial Estate show how broad that portfolio has become.

The portfolio is held together by geography rather than building type. Damosa’s knowledge of Mindanao allows it to follow the needs of the region’s cities, businesses, and residents without losing the local character that distinguishes the company.

Housing developers are also following families into a broader range of cities. Filinvest Land, Inc., named Best Large Scale Housing Developer, has applied its neighbourhood model across Claremont, which won Best Affordable Housing Development (Luzon), as well as East Bay, Hampton Orchards, Sandia Homes, and Futura Homes Palm Estates. Across them, the emphasis remains on building communities at scale without losing sight of the people who live there.

Taylormade Development Corporation received Best Townhouse Developer for communities including Aurella Ridge, Traveo Residences, Alesso Residences, Easton Park, and One Amari Place. Together, they show a consistent approach to contemporary townhouse living across different residential settings.

PHirst Park Homes, Inc., the Best Community Developer, has carried its community model from Lipa and San Pablo to Batulao, Calamba West, and General Santos. The locations change, but the emphasis on thoughtfully planned neighbourhoods and lasting connections does not.

In Quezon City, Primehomes Real Estate Development Inc. has allowed the landscape to determine how much can be built. Named Sustainable Residential/Township Developer, the company has devoted 65% of The Reserve to greenery and open space. The result is a lower-density form of urban living in which green space, airflow, and walkability are built into the masterplan.

Development appeared at the awards in another form through the Armed Forces and Police Mutual Benefit Association Incorporated, recipient of the Social Impact Champion title. Its work includes military housing, specialised hospital wards, medical facilities, and community infrastructure for members of the uniformed services. Construction becomes part of a support system extending beyond conventional commercial property.

Similarly, the Special Recognition for National Housing Development aimed to widen livable homeownership opportunities for Filipino property seekers. This award went to Avesta Residences, the first socialised housing project of PH1 World Developers Inc. and Megawide Construction Corp. under the Expanded 4PH Program, an initiative that aims to boost Filipino families’ access to affordable and decent housing.

Three individual honours placed the industry’s current expansion within a longer human story. Jorge L. Araneta, CEO, chairman and president of Araneta Group, received the Life Achievement Award after a career closely associated with the transformation of Araneta City into a major mixed-use district.

Lourdes T. Gutierrez-Alfonso, president and CEO of Megaworld Corporation, was named Real Estate Personality of the Year. PropertyGuru Asia Property Awards and Events managing director Jules Kay cited her rise through the company, Megaworld’s three previous Best Developer titles, and a leadership approach that joins long-term growth with sustainable, inclusive communities.

Monica D. Lorenzo, director for leisure and business development at Torre Lorenzo Development Corporation, received the Rising Star award, representing a generation entering an industry with more markets, sectors, and routes through which to build a career.

Metro Manila remains central to the country’s property market, but it no longer offers the only vantage point for understanding the industry. A developer can now build its reputation in Cebu before entering the Pasig market. An industrial estate in Batangas can grow into an urban district, while a Mindanao company can expand across sectors without surrendering its regional identity.

The old route led outwards from the capital. The new ones cross between regions, return towards Manila and branch into cities where demand, investment, and local expertise increasingly meet. Philippine property still has a centre, but its next chapter is being written along many roads.
